Why gutters matter so much in Wichita
Gutters look like a small part of a house, but in south-central Kansas they do a lot of work. Wichita averages about 34 inches of precipitation a year (Wikipedia: Wichita, Kansas (climate)), and much of it arrives in spring and early-summer thunderstorms that can drop an inch or more of rain in an hour. A typical roof sheds hundreds of gallons in a storm like that. Gutters and downspouts decide where that water goes: away from the house, or into the soil right next to the foundation.
That matters because clay soils are common across the Wichita area. Clay swells when it is wet and shrinks when it dries, and repeated soaking along a foundation can contribute to cracks, settling, wet basements and heaving slabs. The International Residential Code calls for roof water to be discharged at least 5 feet from foundation walls where expansive or collapsible soils exist (ICC, 2018 International Residential Code, Section R801.3 roof drainage). Gutters that overflow, leak at the seams or dump water at the corner of the house undo that.
Gutters also protect the parts of the house you do not see every day: fascia boards, soffits, window and door trim, siding near the ground, porch floors and landscaping. When gutters fail, the damage usually shows up slowly as peeling paint, soft wood, stained siding, washed-out mulch beds and puddles that never seem to dry.

Repair or replace? A quick way to decide
- How widespread is it? One leaky corner or a loose section is a repair. Leaks along several runs point toward replacement.
- Does the gutter hold its pitch? Standing water in the trough means sections have sagged or were hung flat. Re-hanging can fix a few spots; widespread sagging suggests the system is worn.
- What shape is the fascia? Soft or rotted fascia must be fixed before anything can be re-hung.
